1) We regret that due to insurance restrictions under no circumstances can the number of guests exceed the bed spaces in the accommodation.

 2) We need to deal directly with the person / people who will be staying in the property so under no circumstances can a letting period be sold on or given to a third party.

3) To secure a booking you will be asked for a non-refundable deposit of approximately 20% of the total rental charge. On payment of this deposit you are then liable for the remainder of the rental charge, which is to be paid at least 4 weeks before the start of the letting period. If at any time you should cancel your booking you remain liable for the full rental charge unless the property is re-let by us (see point 2). Because of this we strongly advise that you take out insurance to cover any costs incurred if you have to cancel your booking with us.

4) Only the cottage is suitable for dogs and we only permit one dog per booking as long as it has been agreed in advance in writing.

5) You will be asked to provide a security deposit cheque of £100, this cheque will be returned to you within 14 days of the end of your booking period if not required. The cheque is taken to cover minor damage and excessive cleaning. If any damage to the property or premises is caused in excess of the security deposit cheque you will be liable for the full cost of any repairs and any costs incurred as a result of the accommodation not being fully fit for use.

6) If for any reason beyond our control the property is not available once booked (i.e. in the event of fire, flood or other severe damage) all charges paid will be refunded in full but you will have no other claim against the Partners of Churchtown Farm.

7) If after reading these Terms and Conditions you do not wish to continue your booking with us then please let us know within 10 days and your deposit will be returned in full.
